Restrictions
It's important for residents to understand the various restrictions that apply to our properties, as this can sometimes cause confusion. Overall, while most of the restrictions share the same language, it’s essential for residents to be aware of which set of restrictions applies to their specific lots.
This initial set of restrictions applied to Lots 1-30. Residents who built on these lots have to follow these rules.
Shortly after, a second set of restrictions was introduced, affecting Lots 31-60. Residents purchasing these lots not only had to adhere to the Second Filing rules but also the rules from the First Filing.
This set combined the rules for all lots up to 145 (covering Lots 1-145). It included the restrictions from both the First and Second Filings, along with some additional guidelines.
The final set of restrictions was implemented for Lots 146-175. Most of these rules closely mirrored the previous restrictions, although there were some changes and additions.
Traffic Calming Plan
We are pleased to inform you that the parish has expressed a willingness to assist us in implementing traffic calming measures, such as traffic diversions, signage, and other traffic control devices.
Our neighborhood would benefit from Ascension Parish’s planning and funding resources but most also follow their process and procedures. Any solution implemented would be maintained by the Parish. The Parish no longer allows installation of speed bumps.
The initial traffic calming plan would be implemented under a trial installation to determine the effectiveness of the traffic diverters. The trial installation will allow the parish an opportunity to monitor the traffic calming plan and allow for minor adjustments if needed. The trial installation will resemble the permanent measure as much as possible, so if the plan is successful, it can become permanent and produce similar results for the neighborhood. If agreed upon, the traffic calming plan would be implemented and would be monitored for 3-6 months. The parish will conduct speed studies before the traffic calming plan is implemented and will conduct speed studies during the trial installation period.
We’d definitely welcome any feedback from residents during the trial installation period as well. After the trial installation period, a decision can be made based on the data and feedback on whether to make the traffic calming plan permanent, make additional adjustments, or remove the plan altogether.
Traffic Calming Plan Next Steps Update (06/2025)
The results of the traffic calming vote have been communicated to Ascension Parish.
The next steps in the process are summarized below as provided by Skyler Waaso, P.E., PTOE (Transportation Engineer with Ascension Parish). They will likely be able to implement the traffic calming measures on the roadway by the end of the summer (Aug/Sept). He will keep us posted on the implementation timeline once they have a better idea of material delivery and installation.
Summary of Next Steps
The parish will perform a speed study on Prairie Drive and Overland Trail in advance of installing the reflectors to determine a baseline condition of the travel speeds in the neighborhood
The parish will order the reflectors and additional signs for the new condition on the roadway.
The parish will install the reflectors on the roadway and advanced signage to alert motorists of the new road condition.
The parish will perform a speed study on Prairie Drive and Overland Trail, approximately 4-5 months after installation, to compare to the baseline condition
Unfortunately, Skyler won’t be able to attend the annual meeting. He will, however, respond to our questions about the timeline or the overall project.

This first map shows the entire plan that is proposed throughout the Subdivision. This is only a proposal at this time. The plan will be implemented in phases. The first phase will be installed on Overland Trail and Prairie Drive.
This second map is showing the exact locations of the reflective traffic diverters on Oregon and Prairie Drive.
